So, we weren’t hugely surprised when we read about a post-lockdown trend for buying properties in bubbles. Although we’re no longer (currently) in lockdown, decent gardens have become much more valuable in a new home.
• Home offices – working from home permanently, at least for some of the week, is looking far more likely for most office workers. So having space for a desk is vital – and if it’s somewhere the door can be closed at the end of the day (or for Zoom calls during the school holidays) all the better.
• Eco friendly living – COP26 has brought to the forefront the need for everyone to take climate change more seriously. So, we’d expect more electric vehicle charging points, energy efficient appliances and sustainable and reclaimed furniture.
• Textured furniture and walls – when looking at home interior trends for the coming year, texture is everywhere. Whether it’s slatted furniture or rattan, microcement walls, floors and worktops, or textured tiles and wallpaper, smooth is out and texture is in.
• Not-so-open plan living – open plan living has become a big trend over the last decade, with many of us opening up our kitchens, living and dining areas to become one big space. Although that is still the way most of us want our homes to be set up, it’s predicted there may be a trend towards separating some of those spaces out into zones with shelving, curtains or screens. • Green walls and kitchens – green is going to be a big colour trend in 2022. From jewel tones and sage to a gentle woodland, expect to see green kitchens, walls, furniture and accessories.

Whilst moving house can always be a stressful time – questioning whether the money and documents will be where they need to be on the day for a start – moving house in the winter can add extra concerns for lots of people.

You don’t need to worry – any reputable removal firm will have dealt with everything the British winter can throw at them, many times over. We’ve been operating as a removals company in Leeds for over 100 years and there’s not much we haven’t seen!

So, here are our top tips when planning a winter move:

1. Don’t assume removals companies will be quiet because it’s winter. Things can still be very busy, so plan ahead and make sure you choose the removal firm you want to work with in plenty of time. They will understand you may not necessarily have a guaranteed move date at that point so talk to them about how it all works.
2. Whatever the weather. Keep an eye on the forecast, but it’s rare that bad weather would prevent a move from happening, unless there’s snow which makes travel impossible. Consider anything you may need to let the removal company know in advance – for example if you’re based on a big hill and it’s due to be icy, just make sure they’re aware.
3. Choose good quality boxes. Don’t use cheap boxes which will fall apart or get soggy if there’s a spot of rain. Choose good quality boxes and secure them well with tape. Make sure they’re not overloaded weight wise too. We want to keep your belongings as safe as possible!
4. Give some thought to precious items. Talk to your removal company about how best to protect items like electronics or expensive wine if the weather is bad. (looking for removals companies in Leeds? We’re always happy to share this kind of good advice!)
5. Consider what best to do with children and pets. Moving in the winter can be cold and wet, which might not be much fun for little ones (or furry ones) – are you best arranging someone to look after them for the day?
6. Let there be light. If you’re moving in winter the chances are some of the move may happen in the dark. Make sure to have torches on hand and that utilities at the new house are up and running. Take a spare light bulb or two as well, just in case!
7. Keep on gritting. Keep some grit handy to make sure that paths and stairs up to both properties are safe. You don’t want a removal man taking a tumble while carrying your priceless china! If snow is forecast, a shovel would be handy to have close by just in case.
8. Be prepared for muddy shoes. You don’t want everyone traipsing wet and mud through your home but removing footwear every time someone comes in won’t be possible. Consider laying some protection on your floors or have some old towels handy. Just make sure there’s no trip hazards.
9. Layer up. You may not want to have the heating on whilst the move takes place, as doors will be open. So layer up – it can get pretty warm if you’re running around packing and unpacking, so it’s good to be able to take some layers off if needed! Some people create a ‘warm room’ with a heater where people can go in to take the chill off if it’s really brrrrr!
10. Have an emergency kit. This could contain de-icer, a thermos of tea, coats, scarves, towels, torches, candles, blankets and duvets – always worth having them to hand along with anything urgent you might need like medicines, chargers, a screwdriver and so on.
11. Have a kettle handy. Warm drinks (and a biscuit or two) are always going to be appreciated on a cold day!

They may not have the hassle of paperwork and logistics but they can often feel very out of control in the situation. They might be leaving behind the only home they ever had, or they may be worried about leaving friends, what will happen to their belongings and whether they’ll like their new bedroom.

In our 100+ years of handling house removals in Leeds we’ve learnt a lot about how to manage a move as a family, to make it as easy as possible for the youngsters in the home. After all – making it less stressful for the children, means less stress and worry for parents too.

• Set the example – If you’re positive about the move, whilst also acknowledging it’s perfectly normal to have concerns or worries, your children are more likely to follow suit. Don’t be over-the-top positive with teens, who may feel like you’re not being genuine – but equally don’t show them if you’re a bundle of nerves and anxiety!
• Have open lines of communication – let your children know they can talk to you about any worries they have. Try to think of ways to address those concerns – perhaps keeping in touch with friends via technology, or agreeing that decorating their new bedroom can be one of the first jobs on the to-do list.
• Keep them in the loop – depending on the ages of your children, they don’t need to know every little thing, but make sure they’re aware of what’s happening so it doesn’t feel like the great unknown. Time frames can be tricky for littler ones, so try to give it some context – “we’ll be in the new house to celebrate your birthday” for example.
• Don’t underestimate how long it will take to pack – you can take advantage of packing services, such as the one we offer, but if you’re packing yourself give yourself plenty of time. It might be easier to do it when smaller children aren’t around or you may find your boxes become a fort, and the toys you were trying to pack away are suddenly out and being played with.
• Encourage tweens and teens to pack their own belongings – they can have a clear out at the same time and it’s reassuring for them that their belongings are being taken care of. Reassure them that things which are used regularly can stay unpacked until nearer the time.
• Make sure boxes are clearly labelled – that way their belongings can be found quickly at the other end when they want to get their new room sorted.
• Manage move day to suit your family – you may think your children would be better out of the way, either in childcare or with trusted family or friends. Alternatively, you may feel your children would prefer to be part of the move and getting a chance to say a last goodbye to the house. If you’re worried they’ll find it upsetting or get under your feet it’s perhaps best they aren’t there for move day itself, as it can be a very hectic environment.
• Have a box of essentials on hand – depending on the age of your children this might include nappies and bottles or phone chargers and snacks! Have a box of essentials you carry around in your own vehicle – including things like toilet rolls, kettle, torch, screwdrivers, medicines, entertainment and handwash.
• You all deserve a treat – plan something nice to mark your first evening in your new home – a takeaway or some favourite sweets or treats.
• Make bedtime easy – you don’t know how late it will be when you get into your new home. Make sure bedding and bedclothes are easily accessible so you can all leave the boxes until tomorrow and get a good night’s sleep if needs be.
• Be patient – it will be a hectic few days and you all might be feeling a bit out of sorts. Be patient with each other and you’ll soon be enjoying your lovely new home together!

…has Covid prompted us to wonder if the grass is greener…?

Especially when many places had lower property prices than those in major cities, for more space. Research reveals that, post-pandemic, 44 per cent of Brits now find the prospect of living in urban areas less appealing than they did before.

When you’re packing up to move house, things can get a little stressful (which is one of the reasons we offer a packing service, if you’d rather get the experts in to handle it!)

Having a good clear out is essential when you’re moving home, so it makes sense to do that ahead of packing things up. That all takes time as you’re deciding whether things need to be binned, shredded, sent to charity shops, given away or sold. It’s so easy to accumulate too much stuff!

But when it comes to packing up like a pro, we’ve lots of great advice. We’ve been handling house removals in Leeds for almost 100 years and packing expertise has been handed down through the team for generations. So, here are our top 5 tips for packing up a property from those in the know:

1. Buy the best materials you can. This is not an area to skimp on – weak boxes will break and your belongings will be at risk. Particularly if you’re moving in bad weather and things are getting rained on! Buy good quality, thick and strong cardboard boxes in a range of sizes. Get decent bubble wrap or tissue paper to wrap individual items. And don’t forget some strong tape to seal the boxes, top and bottom. Never just fold in the edges of the box underneath – make sure they’re securely taped.
2. Fill your boxes – but pack clever. Boxes with too much space in them will see items rolling around and the weight won’t be evenly distributed. Put heavy items in the bottom and lighter items on top. Pack towels and other linens or soft toys around items to fill extra space. Don’t overfill your boxes in terms of weight. Anything beyond around 22kg is going to get difficult to lift.
3. Stack books and plates on their ends. For hardback books in particular, make sure their spines are lined up at the edge of the box. For plates, stack them on their side like they’re a vinyl record. That will make them stronger than piling them flat one on top of the other. It’s the same for glasses, pack them standing (and individually wrapped).
4. Ask what specialist boxes your removal firm can provide. They should have special boxes for things such as clothes on hangers, pictures, golf clubs, bottles and so on, to help keep them protected. Clothes in drawers can often be transported in situ. If you have any particularly unusual or valuable items, speak to your removers about how best to transport them. Certainly at Holdsworths we’ve seen it all, and we’ve worked out the best way to get them safely from A to B!
5. You can’t label enough. We really mean this. Make sure you know exactly what it is in each box and mark on where it needs to go in the new house. This will make it much easier for the removal team, who can then ensure it’s left in the right place for you. But it will also make it much easier for you when you’re looking for breakfast bowls on your first morning in your new home! We also recommend you keep a box of essential items with you in your own vehicle. That might include medicines, pet and baby food, tea and coffee, chargers, a torch, toilet roll, handwash, a screwdriver, nightwear and so on. Anything you might need to urgently get your hands on before things have been unpacked.

Do you live on a Road? A Street? A Lane? A Grove? Chances are you probably haven’t given your street name more thought than whether you like the sound of it and how easy it is to spell.

But did you know your address could be adding value to your home – or taking it away? Beyond the location, which obviously has a dramatic impact on property value, the name of where you live can also have repercussions in terms of perceptions.

According to research from estate agent comparison site GetAgent.co.uk, 30 per cent of all properties sold are on a Road. Close and Street take roughly another 10 per cent each. Avenue and Drive follow not far behind that.

But if you want to make the most money on your property, it transpires you need to live on a Hill. Not literally – although to be fair we assume most Hills are so named because of the geography of the area. Hills only accounted for one per cent of all property purchases over the last year, but sold, on average, for £335,000.

Following behind Hill in adding extra pounds to your property value were Lane and Gardens, with values just below £300,000. Park and Rise were next on the list of prestigious addresses.

At the opposite end of the spectrum, Terrace commanded the lowest average price (£145,000), followed by Street and Court.

Just to make things more confusing, the UK’s most expensive address is actually Avenue Road in North West London. Taking two names for the price of one! You need a cool £30m to move there.

Of course, a street name alone isn’t going to make you millions, and it is out of your control. But what about house names, which are of your choosing?

According to Carpetright, which analysed Royal Mail data, house names with the word Orchard included are the most popular in Yorkshire – and in fact the country as a whole, with 18,211 homes including the name. Rose, Victoria and Holly followed as the most prevalent. Looking at the list, some of the more interesting names included Harry Potter inspired homes, five of which which are named after his owl Hedwig, three houses named after Lord of the Ring’s Gandalf and 323 after Beauty and the Beast’s Lumiere (maybe).

The whole process of selling and buying a house can keep you very busy. From the big clear out, getting your house ready for viewings and finding a new house you like enough to call home, to securing mortgage offers and the mountains of paperwork – it can get a bit overwhelming at times.

Although it may seem like the ‘end point’ of the moving process, choosing a removal firm is something which you’re best not leaving until the last minute. Particularly at the moment when the market is so buoyant – dates are booking up fast. So, in those quieter moments, when everything is in the hands of the solicitors and surveyors, it’s worth starting to put some calls in to local removal companies to find the one you’ll want to go with when the time is right.

But how should you go about choosing the removal firm you want to use? We’ve pulled together some helpful top tips to assist you in your choosing (although we know a really amazing removal company in Leeds we’d like to recommend…)

1. Firstly, and most importantly, make sure your chosen removal company is a member of the British Association of Removers (BAR). That gives you reassurance that they follow a code of conduct and about the level of service you will receive. They should also have British Standard BSEN:12522 for home moving and storage – look for the badge!
2. Be clear what you want – a man with a van might be cheaper, but realistically how long will it take to move with those resources? If you’ll be charged by the day/hour, what happens if it takes longer than quoted?
3. Beware cowboys – every industry has them, and removals are no exception. Be cautious of companies which just have a mobile phone number and no business premises or insist on cash in hand payment. What happens if you need to get hold of them and no one answers the phone? Trust your gut feel. These people will be driving off with a van full of everything you own, so you need to feel 100% confident in them.
4. Make sure you ask any questions you have. You should be able to ask and not feel like you’re being an inconvenience or that you’re being fobbed off. No question is too ‘daft’ – you won’t be the first person to ask it!
5. If a price looks too good to be true, it probably is. There’s a lot of work goes into safely moving the contents of an entire house, so if someone is quoting substantially less than other companies, what corners are they cutting?
6. Check reviews and ask your friends – don’t trust a couple of Facebook reviews which could easily be staged. Look at official reviews through independent services like Feefo. Also ask around your family, friends and local network for recommendations. You’re far more likely to get a genuine feel for the service offered.
7. Have they got insurance? Make sure you’re clear on what insurance they have in place to cover your belongings whilst they’re in transit and in case of any damage at either end. Accidents, although rare, do happen.
8. Be sure you get a signed contract in place – you don’t want to rely on just a handshake (in Covid-free times) and a text. If you’re relying on these people helping you on move day, make sure it’s all set in stone.
9. What is included in the service? Or what can be included if you want it? Can they help with packing? Can they provide boxes and carriers? How do they handle things like transporting the contents of a wardrobe? Can they help with storage if you end up needing it as part of the move? (remember sometimes dates don’t end up tying in). Can they/will they take furniture apart if needed?
10. If you have any specialist/unusual/heavy items, speak to the removal company about how they’ll manage moving them safely. There should be a plan in advance of move day for anything beyond the usual boxes and furniture.

There has been much talk over the last year about how important our homes have become in our lives. Of course, homes have always been important – but suddenly spending ALL our time there, whether for work or leisure purposes in a lot of cases – meant those little niggles and things we’d been putting up with seemed so much worse.

We realised that actually we really needed space for a desk and to work comfortably, away from the kitchen table or sofa. We needed somewhere to exercise. Gardens became more important than ever before. And although Kirsty and Phil have always known it, Location, Location, Location was vital. We needed lots of pleasant walks we could take from our doorstep – and some great little local food shops we could pop into to stock up on staples. All that’s not too much to ask surely?!

The property market ground to a halt for a little while due to lockdown, but by last summer it was up and running again and busier than ever. Properties are flying out of estate agents’ windows as soon as they hit them. The Stamp Duty Savings definitely helped give the market a boost – but actually things don’t yet seem to be slowing down, despite the deadline for the end of the scheme looming. Certainly as a removal firm in Leeds and York, the diary continues to look very busy moving customers for weeks to come.

So, if you’re pondering how to best achieve the home you want (or need), what questions should you be asking yourself?

• Will an extension get you what you need? If you want a bigger garden or a different location, moving is really your only option. If, actually, it’s an extra bedroom or a knocked through kitchen/diner you’re after, speak to an architect to find out if it would be possible in your current property.
• Weighing up the costs. If you were to move home, what would your budget be? Remember to work in costs such as stamp duty, solicitors’ fees and removals firms. Can you get the house you want within the budget? Time to check out Rightmove and to get some valuations on your current property! But don’t expect an extension to be a ‘cheap’ option – typically they cost around £1,500-£2,000 per square metre. Consider all the related costs, such as planning fees and inspections, and then factor in some additional budget for unforeseen expenses (which there always are!) Remember you may need to put some of your belongings into self storage. Will you have to move out for any of the work to be done, and what costs may that add?
• Don’t get hung up on making your money back. Of course, it would be galling to extend your house and find it cost more than it added to the value of your home. But apparently 73% of house extensions do make their money back. However, if you’re making these changes so you can continue living in the property longer term, at this point the value of the house doesn’t really matter. It’s estimated that an extra bedroom can add more than 10% to the value of your property, and an extra bathroom or extended kitchen/diner 5-6%.
• Will an extension be allowed? Look at what other properties in the area have done to gauge whether you think you’d be likely to get any necessary planning permissions. But bear in mind there’s no guarantee until planning is granted!
